There are more mortgage financing methods available today than ever before. Check out these tips to help simplify your financing process!

[1] Have you checked your credit score lately?

A new home owner should be as prepared as possible. Consider checking your credit prior to applying for the loan. Visit the Federal Trade Commission’s website for free annual report (www.ftc.gov/freereports).

[2] How much can you afford?

General Rule of Thumb: Your monthly mortgage payment should be no more than 30% of your gross monthly income. Some experts suggest a more conservative amount in order to leave room for new furniture and other costs.

[3] Down payment & closing costs

A down payment can range from 0 - 20% of the cost of the home, but you may be able to find some down payment assistance. Closing costs tend to be between 1 - 3% of the cost of the home. Many homebuilders like Southern Homes can help with this, too!

[4] Know your mortgage options: Fixed Rate v. Adjustable Rate?

Fixed rates are available at a 30 or 15 year time period, while adjustable rates change periodically. There are also some hybrid adjustable rates. Knowing and understanding these options will make your home buying experience that much smoother.

Looking for a fun, educational event that the entire family can attend? Well look no further!

Here at Southern Homes we like to highlight fun, quality events happening in and around Polk County!

This Saturday (October 30) the annual Polk Naturefest will be taking place! Located on State Road 540 (4399 Winter Lake Road), the event is centrally located between Lakeland and Winter Haven. Themed “Water, Wings & Wild Things”, this year Naturefest will highlight the wide variety of wildlife that can be found in our own backyards!

Admission is free and is open to the public. Held from 10am to 2pm, Polk Naturefest 2010 will feature a wide variety of fun activities, ways to give back and entertainment including:

• Hands-on Wildlife Safaris
• Kite Making
• Airboat Rides (Weather Permitting)
• Live Animal Ambassadors
• Tree Climbing (for 6 year-olds and up)
• And more!

Festival goers will experience a wide variety of wildlife, nature themed vendors and wildlife art exhibits! More than 40 exhibitors will participate in this event! What a wonderful opportunity to learn about the area’s nature and conservation efforts! Some of these efforts include planting with natives, prescribed burns, water conservation and litter prevention!

The Polk Naturefest 2010 is made possible through a joint partnership between the Polk County Government, Polk County’s cities, environmental organizations and others.

Legoland Florida to Open in Polk County in One Year!

Legoland Executives recently unveiled detailed descriptions for the planned theme park and disclosed admissions prices. The event, held Thursday, October 21, 2010, represented the first time that Legoland Florida has invited guests onto the property since the announcement last January that its parent company had purchased the former Cypress Gardens park.

Coming in October 2011, Legoland will offer a wide variety of attractions in nine villages that will make up the park. These villages include Castle Hill, Pirate Cove and Fun Town. With opening a year out, there’s still a lot of construction remaining for the upcoming theme park.

In addition to bringing entertainment to the area, the new Legoland is set to provide an economic boost to Polk County. It is expected that the addition of the theme park to the area will create roughly 1000 jobs. Unconfirmed estimates pinpoint the financial investment in the park by Merlin Entertainment (parent company of Legoland) to be as high as $300 million.

Discount tickets and season passes are currently on sale for looking to get an early start on specially priced tickets. Tickets went on sale online Thursday at $65 for adults and $55 for children 3-12 and seniors. According to Adrian Jones, general manager for Legoland Florida, those prices “are $10 below the planned regular rates, which are about $12 below the rates for Walt Disney World.” According to company officials, the discounts will be offered through the end of 2010, at least. In addition, Legoland is offering $99 annual passes which will be good through the end of 2012.

Things to Do in Polk County: Polk Outpost 27 Fall Harvest Festival!!!

Looking for a fun event that the entire family can attend? Well look no further!

Here at Southern Homes we like to highlight fun, quality events happening in and around Polk County!

This Saturday (October 23) the Polk Outpost 27 Visitor Information Center will be hosting their Fall Harvest Festival from 10am to 4pm! Located at 101 Adventure Court in Davenport, the Polk Outpost 27 is located on Hwy 27, about ½ a mile south of I-4 (exit 55).

This event is free and is open to the public. During the course of the day, there will be wide variety of fun activities, ways to give back and entertainment including:

• Harvest Food Drive
• Costume Parade
• Craft Fair
• Pumpkin Carving/Painting Contest

Amidst all the fun, the Polk Outpost 27 will also hold a Harvest Food Drive. Make sure to bring a non-perishable food item to donate for local food banks. With the holiday season quickly approaching, we must all remember to help out those less fortunate than ourselves. For each food item donated, you will receive a chance to win a $50 VISA® card during the drawing that will be held at 4pm!

In addition to the philanthropic aspects of the Festival, there will be many events for you and your family to participate in. Enter the Pumpkin Carving/Painting Contest for your chance to win! Entries will be accepted on Thursday, October 21 and Friday, October 22 between 9am and 6pm. All of the pumpkins will be on display during the Festival for judging. Prizes will be awarded by category. The categories are:
• 3 - 9 years old
• 10 – 15 years old
• 16 years - Adult
First place in each age group receives a $50 VISA® card. Prizes for 2nd and 3rd place will also be awarded within each age group. Make sure you enter your pumpkin; you could be the winner!

The fun doesn’t stop there. There will be lots of games, a Bounce House, candy and a free movie shown in the theater. Participants will be treated to a screening of the beloved movie “Casper.” Lastly, bring your children out in their best costume for the Costume Parade at 3pm!

In today’s society, technology is constantly changing and advancing. Through the use of QR Codes, websites and more, Southern Homes of Polk County strives to stay in step with the latest technological offerings. Continuing this technological trend is the recent development of interactive floor plans!

Potential customers can visit various floor plan sites and customize the house in the way they want. Starting with the floor plan, visitors can see the basic plan and then view how each home option would extend and/or change the floor plan. Once the customer selects the floor plan options that best fit their needs, they then move on to view the various elevations of the home. During step 2 of the process, customers decide on which elevation fits the new home they are looking to build.

Once the floor plan is selected and the proper elevation determined, the customer moves on to Step 3. This allows the customer to print out the home they just created. Once the home is printed, the customer can take their custom home to a New Home Specialist and start the creation of their dream home. It’s that simple!

Polk County resident Pat Lynch was selected as the grand prize winner in Southern Homes’ latest Cruise Drawing.

Lynch entered the free drawing during the First Friday: The Art of Better Living event held in Downtown Lakeland on October 1st. As the winner, she received a 4 day, 3 night cruise for two to the destination of her choice. Lynch, a resident of Auburndale, will be accompanied by a long-time friend (& neighbor) but remains undecided on where to go.

Southern Homes continues its 2010 School Spirit program with a donation to Socrum Elementary in honor of teacher Ryan DeVoe.

For every Southern Homes home purchased in 2010 by a Polk County teacher, a $500 donation is made to their respective school. The School Spirit program was created as an additional way for Southern Homes to contribute to the Polk County education system.

Southern Homes and Magnify Credit Union Scavenger Hunt a Success!

Southern Homes and Magnify Credit Union kicked off the annual Take a Child Outside Week with a free Scavenger Hunt for area children. What a fun time it was!

On Saturday, September 25, local families were treated to an educational and exciting event within the Southern Homes Hallam Preserve community. Starting with a Nature Scavenger Hunt, attendees participated in a variety of activities including leaf paintings and other arts and crafts; all aimed at increasing understanding and appreciation of the outdoors.

“We believe that in order for our children to come to value conservation and the environment, they must first come to know and be a part of it,” remarked Laura Tenpenny, Marketing Specialist of Magnify Credit Union. “Hosting family-oriented events seems to be the key!”

With a turnout of 15 children, the inaugural Magnify Scavenger Hunt was a success for all. The winner of the Scavenger Hunt, Ishuah Stone, won a $20 gift card to Brewster’s Ice Cream. As a reward for participating, the children were given Earth Day erases, bookmarks and peace pins. Additionally, they all received a compostable pot with dirt and herb seeds to take home and watch grow with their family.

“I was very excited and pleased at the turnout for our first event of this kind,” said Tenpenny. “We look forward to an even deeper involvement in the Take a Child Outside initiative next year.”

Take a Child Outside Week runs September 24 through September 30 annually. Spearheaded by the NC Museum of Natural Sciences, Take a Child Outside Week is designed to increase children’s understanding of the natural world while allowing families to spend time together outdoors. Currently all 50 states and 4 foreign countries participate in this yearly initiative.

Tips for the Home: Use Neutral Shades to Create a Softer Look

With so many options to make your home more comfortable yet more exciting, one can go absolutely crazy thinking about the possibilities. To make matters worse, renovating your home or updating its look and feel can take quite a toll on your wallet. Here at Southern Homes we believe it’s possible to freshen up your home without emptying your wallet.

One quality that separates a home from a house is how warming and inviting it looks & feels. Softening the look of your home can evoke a sense of comfort and warmth from all who visit you. Luckily, this effect is easy to achieve.

Many decorators are starting to use complex neutral shades in their work. It is said that these shades create a look that is not too bold and not too loud, but just right.

There are several colors that are considered soft. Some of these colors (grays, khakis and beiges) are commonly associated with neutrals while others (deep and rich colors like pinot noir purple and cappuccino brown) often come as a surprise. These colors are muted in their effect and blend seamlessly into a space.

Complex neutrals can be created by adding gray tint to the paint you’re using. This addition results in hues that are veiled and misty. They react to other colors in the room and can vary in look and appearance depending on the lighting used. This quality aids in the blending effectiveness of neutrals with a variety of flooring, furniture and colors already existing in a particular room.

Contrary to popular belief, white should only be used when that color is the desired effect. When people use white as the default color, it can make the room seem unfinished and incomplete. This color can come off as too bold and can be off-putting.

The beautiful thing about decorating your home is that you can always try something new and fresh while retaining the ability to revert back to a previous style at any point. So, go for it… spruce up your home and give it the look that best represents who you are!

Janet Backman wins Cruise from Southern Homes!

CONGRATULATIONS TO JANET BACKMAN!

Southern Homes awarded New Home Specialist Janet Backman the Grand Prize of its sales competition; a cruise for 2 to Key West and Cozumel!

For 10 weeks (June 16 through August 31), the New Home Specialists competed for various prizes leading up to the Grand Prize: a 4 night, 5 day cruise. Early prizes included a “Day at the Beach” kit and a waterproof camera. Points were awarded for each sale with total points determined by the type of sale.

“It’s awesome that I won,” said Backman. “It is great to be rewarded and appreciated by the company you work for. Southern Homes rocks!”

The contest was a close one; Janet remained in 2nd place for much of the competition but pulled ahead at the end. She won with 273 points; only 30 points above 2nd place winner (and initial front runner) Inna Markovsky.

With her husband as her guest, Backman plans to relax and enjoy the time off. As luck would have it, several of her friends visiting from Sweden will join her on the cruise.

“They mentioned taking a weekend cruise when they were here. So when I won I contacted the company to make sure I could get them a room and I did so now all 5 of us will go,” said Backman. “It will be a great time with our Swedish friends.”

Major Changes Announced; FHA Mortgage Insurance Premiums to Increase Drastically on October 4, 2010!

According to a recent announcement by the FHA, FHA Mortgage Insurance Premiums will increase by 35% for all applications submitted on and after October 4th.

Effective October 4, the FHA will lower its upfront mortgage insurance premium (except for HECMs – reverse mortgages) and simultaneously increase the annual premium it collects on a monthly basis. The monthly premiums will rise to 90% from its current level of 50%; producing a staggering 35% increase.

All contracts written and submitted (with case numbers issued) prior to October 4th will be locked in at the current rate and will not face the premium increase. With such a dramatic increase on the horizon, the time is definitely now to purchase a home.

The online sales performance of Southern Homes increased to a record high 73% conversion ratio in of August 2010!

For the month of August, 73% of all online appointments made became contracted customers of Southern Homes. That is the highest conversation rate on record for the company! To achieve this rate, Wesley Clark (Online Sales Manager) enacted several standard procedures to ensure the program’s success.

“I have been consistent with email and phone follow ups,” said Clark. “Our main focus at Southern Homes is customer service. I am dedicated to helping my customers find the perfect home and community from the comfort of their home or office.”

With a targeted launch in June 2010, the online program has seen rapid growth. Starting with a 23% conversion rate, Southern Homes quickly progressed to a July conversation rate of 37% followed by this month’s astounding jump to 73%. Looking for something fun for your school age children to do this weekend? Well look no further!

Here at Southern Homes we like to highlight fun, quality events happening in and around Polk County!

This Saturday (August 28) the Family Martial Arts Center will be hosting a “Back to School Dance Party” from 7pm to 10pm! Located at 4525 South Florida Drive in Lakeland, the Family Martial Arts Center can be found within the Alamo Plaza.

The event is open to all children from age 5 to age 13. Admission is $15 per child. The Admission fee covers party entrance as well as the following:

• Pizza
• Snacks
• Drinks/Beverages

Besides all the latest hits being played on a club style sound system, the dance floor also features colored lights and fog machines to keep the energy level high all night!

Parents are welcome to stay and play with the children or to drop their children off and enjoy an evening alone. The event is well staffed for proper supervision. Southern Homes Helps Kick Off New School Year During the Back to School Blast 2010!

Many Polk County students were able to participate in one last “hurrah” before the new school year begins. The Back to School Blast 2010, held through the partnership between the United Way and Family Fundamentals & Community Partners, was held on Saturday, August 7, 2010. A day full of various activities, the event turned out to be an astounding success!

Continuing its commitment to serving the Polk County community well, Southern Homes of Polk County joined several local sponsors (including: Publix Super Markets Charities, Heartland for Children, Polk County Health Department and Magnify Credit Union) in providing free school supplies, immunizations, dental screenings and more! Over 3000 Polk County children participated in the health screenings!

Hundreds of Polk County children (Pre-K through 5th grade) will return to school with the supplies they need as a result of the event! Backpacks full of required school supplies were given out free to event participants.

Southern Homes raffled off a large basket full of all sorts of school supplies from folders, printer paper and pencils to hand sanitizer and Kleenex. Congratulations to Juwanna Thompson of Lakeland, FL who was our selected winner!

Southern Homes Sees Massive Jump in Leads for July 2010

Even in the tough economic climate the US is currently in, Southern Homes of Polk County continue to perform at an excellent rate!

In these just released numbers, Southern Homes shows a dramatic improvement in the number of leads for the month of July 2010 with a total of 530. Compared to historical data for July of each year, July 2010 marks the largest July lead total since 2007!

Jumping from 361 in July 2009 to 530 in July 2010, Southern Homes has seen its July lead count rise an astounding 146.8%! What a difference a year (and consistent hard work) makes!

For 2010, July’s numbers mark the second high lead count for the year with only April (544) showing a higher amount of leads!

Mortgage Rates Slide for the 6th time in 7 Weeks!

Mortgage rates continue to decrease in the current economic climate. The Ledger reports that mortgage rates dropped to the lowest level in decades for the sixth time in seven weeks!

This continued decline offers an unparalleled opportunity for those qualified to purchase or refinance a home.

According to government-controlled mortgage buyer Freddie Mac announced the average rate on Thursday (August 5th) to be 4.49% for a 30-year fixed loan which is down from the previous week (4.54%). That is lowest rate recorded by Freddie Mac since it began tracking rates in 1971. The average rate on a 15-year fixed loan dropped to 3.95%, down from 4% the previous week and the lowest on record.
